You can pay the deposit in advance, starting up to 3 months before your arrival. For Rent Leuven allows you to pay shorter before your arrival also however, it must be paid in full before your arrival — this is required to:

  • Guarantee smooth arrival and access to the building and your studio
  • Confirm the start of your contract
  • Activate your check-in and keys handover

No deposit = no access.

💸 What’s the Difference Between Rent and Deposit?

We understand there’s sometimes confusion here — so let’s break it down:

First Month’s Rent Rental Deposit
Confirms your intention to take up the lease Serves as a security guarantee
Goes towards your actual living costs Remains untouched during your stay
Non-refundable once the contract is active Fully refundable at the end of your stay (if no damages)

The first month’s rent is your formal commitment to the rental agreement — it’s not an extra cost, it’s simply the first rent you’ll pay. The deposit is separate, held in reserve, and again: you get it back (barring exceptional issues).

This way of working allows you to pay for your stay in 2 terms instead of the full 3 month payment at once before arrival.
