Why We Cannot Always Organize a Viewing — And How You Can Still Verify That Our Rental Offer Is Reliable

A common question we receive is: “Can I visit the studio before booking?”
We completely understand this request. Renting student housing from abroad or from another city is an important decision, and students and parents naturally want reassurance before signing a contract.
Whenever possible, we try to organize viewings. However, in practice, it is not always feasible to arrange individual in-person or live video visits for every candidate.
This article explains why — and what you can verify yourself to safely confirm that a landlord and property are genuine and reliable.
Why Organizing Viewings Is Not Always Possible
1. The Studios Are Often Occupied
Most student studios are rented continuously throughout the academic year.
This means:
- current tenants are living there,
- studying,
- working,
- sleeping,
- or having exams.
We must respect:
- their privacy,
- quiet enjoyment,
- schedules,
- and legal tenant rights.
For this reason, spontaneous or frequent visits are not always possible.
2. We Are a Small Family-Managed Property
Unlike large real-estate agencies with full-time staff dedicated to visits, we are a small family-managed property.
This means:
- we handle administration ourselves,
- maintenance ourselves,
- communication ourselves,
- and visits ourselves,
- all of this combining it with our normal day to day jobs and family life.
During the year, organizing individual viewings for every request simply becomes operationally impossible.
3. Many Candidates Request Viewings Simultaneously
During peak rental periods, we may receive:
- dozens of inquiries per week,
- from different countries,
- across different time zones.
Unfortunately, experience also shows that many requested visits do not lead to an actual booking. Which measn at the start of the academic semester we already foresee fixed dates to organize viewings, this way also limiting the currnet students discomfort.
During the rest of the year we organize travelling to Leuven as efficiently as possible an combine ad hoc vieiwngs with other activities like:
- maintenance tasks,
- departures,
- cleaning coordination,
- inventories,
- and technical interventions.
4. Distance and Travel Logistics
As we are not permanently based in Leuven every day, organizing a single visit may sometimes involve:
- several hours of transportation,
- traffic,
- parking,
- and rearranging professional schedules.
Therefore, visits are often grouped together whenever possible.
5. Existing Tenants Must Also Be Protected
We cannot repeatedly disturb existing tenants with:
- unexpected visits,
- filming,
- repeated walk-throughs,
- or multiple strangers entering the building.
Maintaining a respectful and calm living environment for current residents always remains a priority.
