The Pre-Departure Check-Up & Check-Out Procedure. What is it and why do we offer it?
Before the end of the tenancy, we normally offer a pre-departure check-up visit, usually scheduled around two weeks before the move-out date. This is a short visit related to your upcoming check-out.
The purpose of this visit is to:
- Check the general condition of the studio
- Identify possible damages or issues in advance
- Avoid unnecessary costs or discussions after departure
If the studio is in good condition and both tenant and landlord agree, this visit may allow you to skip the IFIRMA outgoing inspection, resulting in a cost saving of +-€120 for both parties.
Please note that the pre-check-up visit is not mandatory and depends on availability. In case of last-minute or early departures, it may not be possible to schedule this visit. If no pre-check-up takes place or no confirmation is received, the standard IFIRMA check-out procedure will automatically apply.
1. Will you be present during the visit?
Your presence during the pre-check-up visit is recommended, but not required.
You will be asked to confirm one of the following options:
- ① You will not be present, but you authorize access to the studio
- ② You will be present during the indicated time window (exact timing cannot be guaranteed)
⚠️ If you do not confirm your choice within the given deadline (24h), the IFIRMA procedure will be applied automatically.
During the visit, a few reference photos may be taken to point out attention points. These photos will be added to the shared folder of your studio.
2. What is this visit and why is it important?
This is a short check-up visit carried out before your departure to:
- Check the general condition of the studio
- Identify any damages or issues in advance
- Avoid unnecessary costs after your departure
👉 If the studio is in good condition, this visit may allow you to skip the IFIRMA outgoing inspection, saving the cost we both need to pay to IFIRMA directly.

3. Is it mandatory to be present?
No. Your presence is not mandatory. If you cannot be there, simply confirm by email that you authorize access to the studio. During the visit a few pictures will be taken to point out point of attention, these pictures will be added to the shared folder of your studio.
4. What happens after the visit?
- If the studio is clean and in good condition, and we both agree, we may skip IFIRMA.
- If the studio shows poor cleanliness or serious damages, an IFIRMA inspection will be planned. Both tenant and landlord pay their share directly to IFIRMA who will take over the full exit procedure and make the exit report that states which related costs that will be deducted from the deposit.
