At For Rent Leuven, we aim to offer comfortable and well-maintained accommodation to students, international researchers, interns and other people coming to Leuven for study or work.
We understand that not everyone needs accommodation for the same length of time. Some tenants stay for a full academic year, others only for one semester, while some are looking for a shorter period.
We are always happy to explore the possibilities and help you find a suitable solution whenever we can.
However, to ensure good planning, continuity and quality of service, we work with a clear rental priority.
1. Yearly rentals: our first priority
Longer rental periods provide stability for both tenants and landlord and allow us to manage our rentals efficiently. They also reduce the number of tenant changes, administrative procedures, inspections, cleaning arrangements and preparation periods.
Our preferred rental arrangement is therefore primeraly a full academic-year or yearly contract.
For this reason, yearly rental applications always receive priority.
2. Semester rentals: our second priority
We do often also accommodate students, exchange students, international researchers and other tenants who only need accommodation for one semester.
Semester rentals are an important part of our rental offer, although they require more organisation and involve additional costs compared with a yearly contract.
Each additional change of tenant requires, among other things:
Additional check-in and check-out arrangements.
New inventories and condition reports.
Cleaning and preparation of the accommodation.
Additional key handovers and administration.
Utility readings and consumption settlements.
More frequent inspections, maintenance and coordination.
More complex rental planning and a greater risk of vacant periods.

3. Shorter rental periods: we are available to explore the possibilities!
Are you looking for accommodation for a shorter period ?
Although shorter rentals are not our main focus, this does not mean they are automatically excluded.
In certain circumstances, we can accommodate shorter stays, particularly when:
There is an available period between two regular rental contracts.
We have a confirmed subsequent booking, allowing us to connect two rental periods.
Your requested rental dates fit into our existing rental schedule.
Accepting the shorter contract does not prevent us from offering the accommodation for a longer rental period.
During summer periods between te end of the previous and the begin of the next academic year.
In these situations, we are happy to look at what might be possible.
The important thing to understand is that shorter rentals need to fit into our overall rental planning. We cannot always reserve a studio for a short period if doing so would prevent us from accepting a suitable semester or yearly tenant.
If you send us your information and clear details about yor requirements and plans, we will keep your contact in case a solution would be possible later on, or we may ask you to contact us for followu-up later or closer to the start of each season.
4. How to apply for a shorter rental period
If you are interested in renting for less than a semester, we recommend contacting us by email with the following information:
1. Your requested rental period
Please specify your exact arrival and departure dates. If your dates are flexible, let us know. Even a little flexibility can make a difference when we are trying to fit a shorter stay between two regular contracts.
2. Your reason for staying in Leuven
Tell us briefly whether you are coming for an internship, research project, temporary assignment, university programme, exchange or another purpose.
3. Your contact details
Include your full name and email address so that we can get back to you.
5. Your flexibility
If possible, indicate whether you could arrive a little earlier or later, or may have plans to extend your stay later if necessary. This may increase the chances of finding a suitable solution.
Please send your request by email. This allows us to review your dates, check the available rental periods and assess whether we can offer you a suitable arrangement.
What happens next?
We will review your requested dates against our existing and anticipated rental schedule.
If we can accommodate your request, we will get back to you with the available options, applicable rental conditions and pricing.
Please understand that submitting an enquiry does not constitute a reservation or guarantee of availability. A rental is only secured once the rental agreement has been signed and the required initial payment conditions have been fulfilled.
5. A flexible approach, within practical limits
Our objective is to make the best possible use of our accommodation while providing tenants with a reliable and well-organised rental experience.
We do not want to turn away someone simply because they need accommodation for a shorter period. If there is a practical opportunity to help, we will certainly consider it.
At the same time, we need to balance individual requests with the additional organisation, costs and planning involved in shorter rental periods.
Our rental priority is therefore:
Yearly rentals – our first priority.
Semester rentals – our second priority.
Shorter intermediate rentals – considered individually, depending on availability and rental planning.
