Why Our Studios Do Not Include Additional Household Appliances
Our studios are designed as fully equipped student studios, but “fully equipped” does not mean that every possible household appliance is provided.
The standard kitchen equipment in each studio is:
- Refrigerator
- 2 Induction hobs
- Microwave
We deliberately do not provide additional high-consumption appliances such as ovens, freezers, washing machines, tumble dryers, etc. There are several practical reasons for this.
1. These are student studios — not full family apartments
Our studios are compact student accommodation. Space is limited, and every additional appliance takes up valuable room that can otherwise be used for living and storage.
We therefore focus on the appliances that are genuinely useful for everyday student life, while keeping the studio practical and uncluttered.
Usually students stay for limited time, making luxury facilities not an urgent requirement.
2. Appliances also require maintenance
An appliance is not simply a piece of furniture that can be installed and forgotten.
Washing machines, ovens, freezers and other electrical appliances require maintenance and eventually repairs or replacement. In student accommodation, this can become particularly complicated when an appliance stops working.
Was it normal wear and tear? Incorrect use? Overloading? Something that was put into the machine that should not have been there?
Repairs can be expensive, and determining responsibility can easily lead to discussions between landlord and tenant. We prefer to avoid this situation wherever possible.
3. Correct use is not always self-evident
For some students, living away from home is a completely new experience. It may be their first time living independently, and not everyone has already gained experience with using and maintaining household appliances.
That is perfectly understandable — but it also means that appliances can sometimes be used incorrectly, overloaded or insufficiently cleaned.
This can result in damage, unnecessary repairs and additional cleaning at the end of the tenancy.
4. More appliances also mean more cleaning
Every appliance creates an additional cleaning responsibility.
An oven, freezer, washing machine, toaster, water cooker, coffee machine or similar appliance needs to be properly cleaned and maintained. If it is left dirty at the end of a tenancy, this creates additional work and additional cleaning costs.
Keeping the number of appliances limited helps us keep the studios simple, hygienic and manageable.
5. Safety matters
Some household appliances also involve genuine safety risks when used incorrectly.
Ovens, kettles, toasters, portable cooking appliances and other electrical equipment can cause overheating, electrical problems or even fire if they are misused, left unattended or connected incorrectly.
This is one of the reasons why we have specifically chosen induction cooking for our studios. It is a practical and safer solution for compact student accommodation when used correctly.
6. There is also a limit to the building’s electrical capacity
There is a very practical technical reason as well.
Our building’s electrical connection has a maximum available capacity. It is simply not possible to equip all studios with multiple high-consumption appliances and not expect everyone to use them simultaneously.
Imagine 22 studios all using washing machines, ovens, tumble dryers, kettles and other high-power appliances at the same time. The building’s electrical connection is not designed for that level of simultaneous consumption.
This is therefore not simply a matter of preference — the available electrical capacity imposes real limits on what can safely and technically be installed.
Can I bring my own appliance?
Yes, within the limits set out in the house rules.
House Rules – Use of Electrical Appliances
Art. 11. Use only the electrical appliances provided in your studio.
In any event, additional appliances with a power rating above 1,000 watts are not permitted.
Deep fryers are strictly prohibited.
For reasons of fire safety and accident prevention, it is also not allowed to heat oil in cooking pots for deep-frying food.
Portable electric heaters and appliances operating on gas or any other fuel are strictly prohibited under all circumstances.
If you decide to bring an additional appliance into your studio, you are responsible for:
- using it correctly and safely;
- respecting the maximum permitted electrical power;
- ensuring that the appliance does not overload the electrical installation;
- preventing damage to the studio or building;
- keeping the appliance clean and in good condition;
- and covering any additional consumption resulting from its use.
The fact that a tenant brings an appliance themselves does not mean that the landlord assumes responsibility for its use, maintenance or consequences.
The house rules specify the applicable conditions and the maximum permitted power for additional electrical appliances. Please check these rules before purchasing or bringing an appliance into the studio.
Keeping it simple works best

We provide the essentials you need for a comfortable student studio, without turning a compact studio into a fully equipped family apartment.
That keeps the accommodation practical, reduces unnecessary maintenance and cleaning, limits avoidable safety risks, and — importantly — keeps the electrical installation within its technical limits.
