Renovation & Maintenance Works
Keeping the building in good condition
A well-maintained building does not happen by itself. Regular maintenance, repairs and renovations are necessary to keep the building safe, comfortable, qualitative and compliant with current requirements and regulations.
We continuously invest in the building and our studios to ensure that the accommodation remains up to the standards our tenants can reasonably expect.
Why are works sometimes necessary?
Renovation and maintenance works can involve:
- 🛠️ Repairs and replacement of worn or outdated elements
- 🚿 Renovation of bathrooms and sanitary installations
- ⚡ Electrical, heating or technical improvements
- 🏠 General maintenance of the building and common areas
- 📋 Improvements required to meet current regulations
- ✨ Improvements to comfort, functionality and overall quality
Some works are immediately visible to tenants, while others are technical or preventive and may be less noticeable.
We try to minimise the inconvenience
We understand that works can be disruptive. Whenever possible, we therefore:
- plan works during vacant periods or holidays
- combine different works where practical, so that contractors do not need to return repeatedly
- keep works as short as reasonably possible
- coordinate contractors carefully
- communicate relevant information to tenants in advance
- try to limit noise, dust and temporary restrictions as much as possible
However, not every work can be planned around the rental calendar. Some repairs or technical works are necessary at a particular time, depend on contractor availability or cannot reasonably be postponed.
Investment in quality accommodation
Keeping the building in good condition requires a continuous investment of money, time and organisation.
Our goal is not simply to repair things when they break, but to maintain and progressively improve the quality of the accommodation and keep the building suitable for current and future tenants.
This is also why you may occasionally see contractors, technicians or renovation teams working in the building.
Your cooperation matters
We appreciate that renovation works are not always convenient. We ask tenants to:
- respect temporary restrictions or instructions
- allow contractors access when properly arranged
- keep a little patience when works cause temporary inconvenience
- understand that necessary works are carried out for the long-term quality and maintenance of the building

We do our best to keep disruption to a minimum while continuing to invest in a well-maintained, comfortable and qualitative place to live and study in Leuven.
Have you noticed something that needs attention?
If you notice a technical issue, defect or small improvement that could be needed in your studio, please let us know rather than waiting until the end of your rental period.
When we are already planning maintenance or renovation works in the building, this can sometimes give us the opportunity to combine smaller repairs or improvements with the planned works. This is often the most efficient moment to address them, as contractors, materials and access are already being organised.
Examples could include:
- a small repair that needs attention
- a fixture or fitting that needs replacement
- something that is no longer functioning as it should
- a minor improvement that would improve comfort or functionality
Of course, not every request can be handled immediately or as part of planned works. We will assess each situation individually and plan it when appropriate.
So if you notice something that needs attention, please let us know. Early communication gives us the best opportunity to address issues efficiently and, where possible, combine them with other planned maintenance.
