EXTRA Guest Bed
Permanent occupation by two persons is NOT ALLOWED in your accommodation, as stipulated in the official housing and rental regulations.
All studios are equipped with a fixed one-person wall bed, fully in line with the regulations. This is a single bed that is not suitable to carry the weight of two persons. Using it for two persons may cause serious damage to the bed and, more importantly, risk of injury.
So to help our tenants, with occasional visits – we offer the possibility of placing a temporary bed
For short and occasional visits, it is possible to request a temporary second bed. This includes:
- Placement of the bed
- Removing the bed afterwards
- Use of bed linen: mattress protector, sheet set, duvet, and pillow
The fee must be paid to confirm the dates before installation.
Please complete the request form so we can schedule delivery and removal in time. For fire safety regulations, we are also required to know who is staying in the accommodations.
For non-consecutive stays, please submit a separate request for each period.
To plan efficiently, the bed may be delivered slightly earlier or collected a few days later than requested. The tenant agrees that the landlord may place or remove the bed even if the tenant is not present.
Linen policy
Bed linen must be returned washed, dried, and folded neatly. If not, a laundry fee will be charged.

If you expect regular visits, we advise you to keep the provided bed linen in your studio until the end of your stay and then return it as indicated above.
Important notice
- Even if tenants are found hosting people without prior announcement, the same charges may apply and will be invoiced at the end of the stay.
- Any damage to the folding wall bed due to inappropriate use (e.g. two persons using it) will be fully charged to the tenant.
- In case of long-term hosting of a second person, this is considered a breach of contract. Any fines, penalties, or costs resulting from such a breach (including early termination of the lease, empty rental periods, and administrative costs for finding a new tenant) are entirely at the tenant’s expense.
